New rent index available: Rent increases in old buildings

High rent increases in older buildings, significant rent decreases in new buildings - the new Berlin rent index shows a mixed picture of the housing situation in the capital.

"However, it is clear that the overall rent level in the 2024 rent index is moderate," said Building Senator Christian Gaebler (SPD) in Berlin on Thursday. "Rents have not risen equally in all segments."

New table structure due to rent index ordinance

The median of all net cold rents listed in the rent index is now EUR 7.21 per square meter. In contrast to the average, the median shows the figure that lies exactly in the middle in an ascending order of all values. This means that there are just as many rents above as below. In the 2023 rent index, the price per square meter was still EUR 7.16 net cold. However, the two values can hardly be compared. One of the reasons for this is the federal rent index ordinance, which has been in force since 2022 and prescribes a new table structure.

Qualified rent index valid for two years

A so-called simple rent index for the capital was last published in June of last year. This was not based on a survey of tenants and landlords and therefore only served as a transitional solution. The new survey as of September 1, 2023 is now considered a qualified rent index and is based on rent and amenity data for around 16,000 apartments in the capital. It will be valid for two years.
