Last year, buyers paid an average of 5,251 euros per square meter for a condominium in Berlin.
This was one percent less than in the previous year, according to the annual report of the Berlin appraisal committee. Semi-detached houses were slightly cheaper at 3,583 euros per square meter. Here, too, the average price per square meter fell slightly compared to the previous year.
The highest purchase price for a condominium last year was around 8.3 million euros. This was an apartment in Charlottenburg. The price per square meter was around 22,000 euros.
The authors emphasize that there are no signs of a significant price increase so far this year. However, it is unlikely to become significantly cheaper. "Overall, the general conditions for the Berlin real estate market have changed only marginally so far in 2025," they said. Loans are still very expensive, and high construction costs remain a problem.
