House of Games Berlin continues to grow: New tenants sign contracts

Kolibri Games and several Berlin-based indie companies have signed leases for the House of Games Berlin.

During a construction site visit at the LUX building complex in Friedrichshain, it became clear that Berlin’s new central hub for the games industry is rapidly taking shape just three months ahead of its planned completion.

Construction is still underway, but a tour of the future House of Games Berlin already gives a clear sense of what is set to become one of the most important hubs for Germany’s games industry. On September 11, operator WISTA Management GmbH welcomed representatives from politics, business, press and the games community to see the latest progress on site – while also announcing several new tenants.

With Kolibri Games, one of Germany’s most successful mobile games studios is moving into the House of Games Berlin. The Berlin-based company is best known for Idle Miner Tycoon and has been majority-owned by Ubisoft since 2020.

In addition to Kolibri Games, several companies have signed leases for the House of Games Berlin. These include Realities.io, one of the leading independent studios developing 3D-based VR puzzle games; AudioCreatures, a Berlin-based sound studio specialising in video games; the Games Change Lab, which focuses on games-based applications for school education; Chrizlie Medien GmbH, whose learning app combines digital stories and interactive educational games with theatre and arts education; and Christoph Brosius, a case consultant working with companies from the games industry and beyond.

This means that more than one third of the total 12,000 square metres of space has already been leased, three months before the planned completion in December 2026.

From industrial site to games hub

The House of Games is being developed within the historic* LUX building complex in Friedrichshain-Kreuzberg*. Where light bulbs were once manufactured, studios, companies, institutions, creatives and talent from the games industry will soon work under one roof.

The site will include office, community and event spaces, with the aim of creating a comprehensive games ecosystem in the heart of Berlin. The first tenants are expected to move in from December 2026 onwards, floor by floor.

Ubisoft Berlin has already been confirmed as the first major anchor tenant. The lease was officially signed at gamescom 2026 in August. Ubisoft will occupy the fourth and fifth floors and continue its work on projects including Rainbow Six Siege, Rayman Legends Retold and the company’s proprietary Snowdrop engine.

Further future anchor tenants include game – The German Games Industry Association, USK – Entertainment Software Self-Regulation Body and the Foundation for Digital Games Culture.

A flagship project for Games Capital Berlin

The House of Games is one of the key projects within the GamesCapitalBerlin strategy. Its goal is to bring together companies of different sizes – from international studios and indie teams to associations, service providers and other institutions from across the games industry.

With more than 350 companies and over 3,300 employees, Berlin is already one of Germany’s leading games locations. The House of Games is intended to further strengthen this position and increase Berlin’s national and international visibility as a hub for games development, innovation and entrepreneurship.

The project is made possible by €4.6 million in initial funding from the Berlin Senate, supplemented by additional funding from WISTA Management GmbH. In the long term, the House of Games is intended to become financially self-sustaining.

Since the beginning of 2026, the House of Games has been operated by WISTA Management GmbH, which develops technology and innovation locations across Berlin on behalf of the State of Berlin.
